Rent change from April 2021
For the four years prior to April 2020, many customers would not have experienced an increase in rent. Many received a year-on-year 1% rent decrease.
A new Rent Standard was issued by the Government which mean that from April 2020, housing associations were once again able to increase social and affordable rents by CPI+1% each year in line with Government policy.
From April 2021 Arcon Housing Association will be increasing social rents by 1.5%. This is made up of CPI (0.5%) + 1%.
If you also pay a service charge this will be subject to either an increase or decrease depending on the costs we are charged for the services which are provided.
We believe the new rent settlement strikes the right balance between maintaining affordability for our residents while also providing financial certainty for us to invest in new and existing homes.
We want to communicate with you clearly and openly about these changes before you receive formal notification of this increase and hope that you understand the reasons behind our decision to increase rents this April.
If your rent is paid in full by Housing Benefit any change to your rent will be reflected in a change in Housing Benefit. If you are on partial Housing Benefit you will continue to pay a proportion.
Your rent is used to pay for repairs, major improvements such as new kitchens, bathrooms, interest payments and the costs of providing valuable services such as dealing with anti-social behaviour and encouraging resident involvement.
