Rent change from April 2020

For the last four years, many residents have not experienced an increase in rent, and many newer residents will never have experienced a rent increase while living in their current home.  Following gour years of a year-on-year 1% rent decrease a new Rent Standard has been issued by the goverment.

This means that April 2020, housing associations will be able to increase socail and affordable rents by CPI+1% each year in line with current Goverment policy.  Arcon Housing Association will therefore by increasing rents by 2.7% in April.  This is made up of CPI (1.7%) + 1%.

We beleve the new rent settlement strikes the right balance between maintaining affordability for our residents while also providing financial certainty for us to invest in new and existing homes.

We want communicate  with you clearly and openly about these changes before you receive formal notification of this increase and hope that you understand the reasons behind our decision to increase rents this April.

If your rent is paid in full by Housing Benefit any change to your rent will be reflected in a change in Housing Benefit.  if you are on partial Housing Benefit you will continue to pay a proportion.

Your rent is used to pay for repairs, major improvements suck as new kitchens, bathrooms, interest payments and the costs of providng valuable services such as dealing with anto-social behaviour and encouraging resident involvement.

We want to help you maxmise your income and benefits entitlement and make sure you are in the very best position to pay your rent and other bills.  If you need help or advice in relation to your finances we can signpost you to specialist orgainisations.  Please contact the Customer Hub on 0161 214 4120 or email customerservices@arcon.org.uk.
