Providing a range of tenures to meet housing needs

I would like to take this opportunity to wish you the best for the festive season and hope that 2019 will be a successful year for us all.

With Brexit negotiations continuing, it is more important than ever to work closely with partners and our stakeholders, exploring innovative ways to deliver the best long-term Value for Money.

We are working collaboratively with other social landlords as part of the Greater Manchester Housing Providers group to boost the Government’s drive to supply new homes. We are also working in new partnerships with homebuilders, including Bellway Homes and Taylor Wimpey, to provide a wide range of tenures to meet housing needs, including affordable rent and shared ownership.

Merger discussions with Bolton at Home Limited

Thank you to residents for attending drop-in-sessions and for feedback from consultation letters we have sent about this strategic partnership. This exciting offer would enhance both of our capacities to develop new levels of housing supply moving forward. Our Board will look closely at this feedback, with a final decision on whether Arcon will join Bolton at Home’s group structure expected to be made early next year.

New supported housing scheme in Tameside

In a first for our specialist development team, we are working on a new supported housing scheme in Tameside. We have also just received approval for four new shared ownership homes in Sandbach with Taylor Wimpey. More details to follow over the next few months on both of these developments.

Oasis Centre Christmas Party

Residents enjoyed celebrating the festive period with our community partners, the Oasis Centre in Gorton, which we support with our community fund. Over the last year, we have supported breakfast clubs and emergency food packs. We are now working in a longer-term partnership with The Oasis Centre, which provides support services to vulnerable residents. Our funding has helped to enable a dedicated Next Steps Co-ordinator at the Centre, called Val.

We have expanded our community fund this year from £25,000 to £40,000, due to the significant impact we have seen providing grants to a wide range of extremely worthy causes.

This year, our Community Fund is open to both residents and charities to bid for funding. We have up to £300 to support a personal or community project. For charities, we have up to £3,000 of funding available. We would like to work with charities which combat homelessness, increase resident employability and well-being.

Universal Credit and homelessness

The housing sector faces significant challenges to combat the shortage of supply of new homes our communities need. Welfare Reform has had a huge impact over the last few years, with recent announcements from the Government of potential further delays to the roll-out of Universal Credit.

Homelessness has become an ever growing issue across Manchester and the country as a whole. We are supportive of Andy Burnham’s campaign to make accommodation available to end rough-sleeping and to tackle homelessness on our streets, with the A Bed Every Night campaign.

By working in partnerships with other organisations we hope our concerted efforts can make a significant difference.
