Values, Objectives & Business Plan

Arcon Housing Association seeks to provide homes for those in housing need where they may live with pride and dignity.

Our aim is to provide a quality housing management service by ensuring that our properties are well maintained, that empty properties are re-let without delay and that the rent is paid promptly. This ensures that our tenants have a home for life and that the Association sustains its investment in the future.

With these values in mind, the Board has set the following strategic objectives:

To deliver these values and objectives, the Association has an ISO 9001 accredited quality management system and well established strategies, policies and procedures which address the key issues that affect the people and properties we manage. These documents include strategies for risk management, business development and asset management as well as policies relating to the allocation of properties, resident involvement, anti social behaviour, equality and diversity, customer care, maintenance, procurement and value for money, environment, complaints, health and safety and data protection amongst other things.

The Association also delivers its values and objectives in the context of the standards, guidelines and regulation as set down by the Tenant Services Authority, Homes and Communities Agency and Audit Commission and in partnership with its contractors, professional advisers, funders, Local Authorities and other Housing Associations especially by means of the Northern Lights Group and North West Small Housing Association group.

The Board has established that in order for Arcon Housing Association and its subsidiary Arcon Developments Ltd to grow in a structured way it is essential that it sets out clear aims and objectives for the next 5 year period. Consequently, the business plan has been written to highlight those areas which are critical for the Group’s success and which will allow it to meet the Group’s strategic objectives. The Business plan is approved by the Association’s Board each year and its success in achieving the actions set out in the plan, are monitored on a regular basis at management and Board level as well as being subject to an annual review.

The main aims and objectives for the group to achieve over the next 5 years are:

  1. Achieve top quartile ranking for all key performance indicators published by the Tenant Services Authority and maintain or improve on other key performance indicators.
  2. Invest £16m in the acquisition and purchase of 200 additional properties.
  3. Obtain grant funding, loan finance and initial shared ownership sales of £10m to deliver the development programme in 2 above.
  4. Sell 50 properties in Arcon Housing Association and Arcon Developments to generate £4m to deliver the development programme in 2 above.
  5. Invest £3m in major repairs works to 250 properties so as to improve their amenities and environmental efficiency.
  6. Improve and extend services to residents to respond to their needs and requirements.

Resident involvement is central to the Association’s aims and objectives and the Association publishes each year a Resident Involvement Statement which sets out what the Association’s aims for residents are and what tenants can expect together with recent achievements and aims for the following year.

The Association recognizes that to deliver this business plan over the short and medium term it needs to ensure that it retains, trains and recruits where necessary staff, Board and Committee members with the competencies, skills and experience to deliver the desired outcomes. The Association has in place a comprehensive review, appraisal and recruitment system which underpins all the Association’s work.
